Para fins de direito, transcreve
abaixo os entendimentos relacionados com esta
hospedagem, os quais se compromete a bem e fielmente
cumprir, respeitando, ainda, os compromissos
assumidos com terceiros, os quais são de seu
inteiro conhecimento, inclusive o Regulamento
Interno e Convenções do Condomínio do Edifício.
For legal
purposes, below is a list of rights and duties
related to renting the apartment above, which
I promises to follow accordingly, respecting
all of the commitments with the real state agency-
Apartmentt.net, with third parties as well as
the Internal Regulation and Conventions of the
Home Owners Association.
1) Desocupará juntamente com
os seus acompanhantes, o referido apartamento
no seguinte improrrogavelmente, ficando desde
já a Apartmentt.net autorizada irrevogavelmente,
a tomar posse do mesmo, no dia imediato, independente
de qualquer aviso ou procedimento judicial ou
extrajudicial.
1.T) I
and his companions will vacate the apartment
on day after up to 12 o'clock (twelve) hours

agency to enter the apartment in order to regain
possession of the apartment without the need
of any warnings or judicial procedure.
2) Zelará pela boa conservação
e limpeza das paredes, portas, assoalhos e peças
sanitárias, assim como partes internas e externas
de aparelhos eletrodomésticos (botões, riscos,
quebras e etc.), como dos móveis, utensílios
de cozinha, equipamentos e decorações que o
guarnecem, mantendo sempre lavados, limpos e
enxutos os utensílios de copa e cozinha, após
os devidos usos, de forma de poder entregar-lhes
o apartamento e seus pertences constantes, conforme
relação por mim assinada, no mesmo estado de
conservação e na mesma disposição de colocação
que recebeu. Séra cobrada uma taxa de ________________
para limpeza do apartamento e lavagem de roupas
de camas.
2.T) I
will maintain the integrity of the walls, doors,
wooden floors, sinks and tiles, as well as internal
and external parts of the apartment, including
its devices and kitchen appliances as to avoid
scratches, damages, etc.. At the time the guests
leave the apartment should be in the same state
as it was when I entered. No Included in the
rent are daily cleaning services.. have I pay.

3) Indenizará a Apartmentt.net
por quaisquer danos, quebras ou extravios no
apartamento e seus pertences, imediatamente
após a sua constatação. Não cumprida esta exigência
, fica a Apartmentt.net autorizada a tomar posse
imediata do imóvel independentemente do vencimento
do período contratado e de procedimento judicial,
não cabendo o direito de reclamar reembolso
de qualquer importância que porventura, tenha
pago.
3.T) I
will pay for any damages in the apartment or
to its belongings, immediately after the knowledge
of the damages by the real state agency- Apartmentt.net.
If there is a refusal from the Tenant to pay
for damages the Real State Agency is authorised
to take immediate ownership of the property
independently of the expiration of the contracted
period and of judicial procedure, and the rent
which was paid will not be refunded.
4) Qualquer valor das indenizações
referidas na cláusula TERCEIRA será por mim
considerado como divida liquida e certa, ficando
facultado a Administradora/ Apartmentt.net,
o direito de promover a cobrança judicial.
4.T) The
value of damages in the third clause will be
considered as debt, being the Administrator-
Apartmentt.net allowed to take judicial action
if necessary.
5) Autoriza o acesso dos seus
prepostos ao citado apartamento, :A) Limpeza
enceração e conservação geral do imóvel e seus
pertences em horários previamente combinados;
B) Fiscalização do seu bom ou mau uso em horário
previamente combinados; C) Reintegrarem-se na
posse do apartamento e seus pertences, nos casos
previstos e autorizados acima. Compromete-se
ainda a não trocar o segredo da fechadura da
porta de entrada.
5.T) I
authorises the access of authorized personnel
indicated by the Real State Agency- Apartmentt.net
in the apartment for: A) Cleaning, floor waxing
and conservation of the property and its belongings
in schedules previously determined by both Administrator-
Apartmentt.net and Tenant; B) Fiscalization
of the apartment in schedules previously determined
by both Administrator- Apartmentt.net and Tenant;
C) To take back the apartment in case the Tenants
have damaged the apartment as stated in the
third clause. I commits to not changing the
lock of the apartment doors.
6) Quaisquer danos ou extravios
verificados por ação ou omissão dos prepostos
de V.Sas. no apartamento ou seus pertences só
não serão cobrados de mim se imediatamente observado
pelo mesmo e constatado pela sua gerência
6.T) Any
damages or misplacements caused by authorized
personnel of the real state agency- Apartmentt.net
(i.e. maid) in the apartment or its belongings
will not have to be paid by I if immediately
observed by him and the fact is verified by
the Administrator- Apartmentt.net.
7) Fica a Administradora, desonerados
de responsabilidade pela bagagem, objetos ou
outros valores de sua propriedade guardados
no citado apartamento durante a vigência de
seu período de hospedagem.
7.T) The Administrator
is not responsible for the luggage, objects
or other valuables kept in the apartment during
the validity of my lodging period.
8) Não é permitida a sublocação
total ou parcial, nem a cessão ou transferência
deste contrato.
8.T) The
sub location of the referred apartment is not
allowed, nor is the cession or transfer of this
contract.
9) As Reservas não confirmadas
ou a desocupação do imóvel, antes do prazo previsto,
não implicarão na devolução de qualquer importância
paga.
9.T) The
Reservations which are not confirmed or the
vacation of the property before the foreseen
period, will not imply in the refund of any
importance already paid.
10) Caso a rescisão deste contrato
seja feita antes do período determinado, o locatário
obriga-se ao pagamento do período contratado.
10.T) In
case of the rescission of this contract before
the determined period quoted above, the Tenant
is obligated to pay for the full contracted
period.
11) O presente contrato é feito em caráter de
Temporada de acordo com a Lei 8. 245 Arts. 48
a 50
11.T) The
present contract is a Seasonal renting agreement
in accordance with the Law 8. 245 Articles 48
to 50.
12) As partes contratantes elegem
o Foro desta Cidade para dirimir as questões
oriundas do presente contrato.
12.T)
This contract shall be governed by Brazilian
law and shall be deemed made and executed at
Rio de Janeiro, RJ, Brazil.
13) As cláusulas acima só poderão
ser modificadas por escrito, com o acordo da
Administradora, e , decorrentes.
13.T) The
clauses above can be modified only in writing,
with as long as both parties concur.
14) Fica como depósito a quantia
de R$______________________________________
em que ficará em referente a depósito de garantia
por qualquer quebras ou danos que venham ocorrer
no Imóvel durante a vigência do contrato, pago
pelo mesmo será devolvido após a vistoria do
imóvel nas mesmas condições ora recebidas.
14.T) I

with the real state agency as a safety deposit
which will be considered as guarantee for any
equipment casualties or damages that may occur
in the property during the validity of this
contract, and the amount will be returned after
inspection of the property and it is verifies
that it is in the same conditions as were.
E por estarem de acordo, firmam
o presente contrato de Temporada em 02 (duas)
vias de igual teor e forma.
Since the
parties agree to all of the clauses above, they
sign the present Seasonal contact and Tenant
acknowledges receipt of a copy of this contract.
